Susie and I would like to thank you for the outstanding results in selling our Danville home. Since this was the third transaction you have completed with us, we were confident that it would go well, but you exceeded our expectations, seems you have aged very well! Our goal was to sell for the best bottom line realization, while executing the sale within a time frame that allowed for an expeditious move to our new home in Lake Tahoe, and both these objectives were delivered.
We appreciated your good direction in preparation for the sale, and counsel on a timeline that allowed us to get the property ready, but keeping the sale scheduled in a sweet spot for the market.
We fixed the core things that did the majority of updating to the house, but did not sweat the minor issues. And your stager helped to tie our furnishings, which were not necessarily current items from the latest catalog. The house looked terrific, and we were very confident that is was competitive.
I liked your approach to pricing, where we waited to the week we put it up for sale, and the market had heated up since our initial meeting, so we went out $50K higher than originally discussed. This in turn did not push of buyers, where we received multiple offers on the first day. I credit this to good marketing leading up to the sale date, your quality name in the business, the timing, and the great condition of the house.
This positioned us well for the final key steps, the primary reason we hired you, the negotiation and closing. With multiple offers, you worked the agents to get the buyers to increase their price, or back out of the game. In the end, we never needed to counter offer, accepted a much higher price than our original asking, and had a backup just in case. You made it very easy for us, while involving our opinion where needed. Then you held the sale together with very little in time or money needed from us to complete all the required closing steps. I know this was not easy, and there was a lot going on in the background that we never saw, but we want you to know that is was very apparent to us, and for that we are grateful.

WOW! What a ride. We didn't think the house would sell yet your positive attitude kept us in the game. You never gave up and you continually monitored the listing making sure we were in front of potential buyers. Your interface with the other realtors in the San Ramon Valley is second to none and as realtors would come by to look at the house they all had positive things to say about you.
But the most impressive talent you have is the negotiating and direction of the sale. You kept it together when negative thing came our way. Selling a house is a very emotional experience and when negative things came our way you knew exactly how to handle them and you said the things we needed to hear to make sure everything was put in proper perspective.
When repair work needed to be done you made it seamless in getting the proper people in to do the work.

We wanted to thank you for again helping us to manage another home transition. Over the past 20 years we bought or sold five homes with you and each transaction has gone smoothly and resulted in a perfect place for our family to live.
The last couple of transactions (2005 and 2014) have been the most interesting and your skills were the most appreciated where you were able to identify homes for us to purchase before they went on the market and were similarly able for us to arrange the sales of our existing homes before they went on the market. This pre-market buying and selling really removes a lot of stress in what were both very tight markets. I attribute a great amount of our success to your ability to really listen to our wish list and have been very satisfied with the skills you brought to the table. We particularly appreciate the extended team of referrals you can provide in the way of contractors and others who can add the finishing touches to the homes we've purchased or are readying for sale.
In each of the transactions you demonstrated caring as well as integrity. We feel you always represent our best interest. You were always on the look out for anything in a deal that would not be in our best interest and were quick to point it out and provide a resolution. Recently, I was relocating from CA to CO through a corporate RELO. Seeing how I was starting a new job, I knew I was not going to have much time or attention to devote to the move. And, with 4 kids to transition, my wife was not either. We were very stressed about the whole situation.
In choosing a realtor, we interviewed several. We were looking for someone who was willing and able to do everything needed to get our house on the market, and to get the absolute best price. Several that we interviewed said that they could do this, but Joe did the best job in walking us through his process in depth and assuring us that he would make the process easy and stress free for us. In addition, he demonstrated to us that he really knows the local market - critical if you are going to maximize the sale price of a house.
Choosing Joe and his sons was an excellent decision. Not only did we sell our house quickly and at top $, but the process was turnkey. They coordinated everything - a stager, repairs, painting, landscaping, pricing and listing the house. They even fixed things like broken sprinkler heads and a yard lighting system. It was amazing - and a huge relief because we were so busy with the move and ramping up on new jobs that we didn't have time to deal with it. The house looked better than every - much more curb appeal than we could have coordinated on our own. We were shocked at how good it looked!
Not surprisingly, the house showed wonderfully. Joe skillfully conducted an open house and was able to quickly leverage our offers into a contract of sale. Through the inspections and other contingencies, Joe skillfully negotiated. I always felt Joe was on our side; our biggest advocate.
I should mention that we were also working through a relo company (Sirva). This can add another layer of complication to the process. Joe has worked with these companies many times in the past and knows exactly what to do. We had no issues - Joe coordinated well with the relo company.
Also worth mentioning is that The Kehrig Team works seamlessly. In our sale, Joe was on point with us and in negotiation, and oversaw all of the work. However, having a team allows them tremendous bandwidth to get things done quickly and thoroughly. Joe would often send one of his sons by to coordinate a contractor, or facilitate something that needed to be done to the property. I imagine they were responsible for a lot of the fast turnaround on listings, paperwork and marketing materials as well. His sons are smart, hardworking, and professional. They are really nice guys as well.
I highly recommend Joe and The Kehrig Team. Not just because this one sale went well, but because of how he conducts business. Joe and his sons are always available and highly responsive. They really know the housing in Danville and the San Ramon valley - they know the models, what buyers are looking for, pricing, etc. They work hard, and are a pleasure to work with because of their reassuring and pleasant demeanor. And, they have an extensive network of contacts that allow them to show your houses best potential (landscapers, handymen, stagers, etc.) with little or no cost.
